A reliable timber value cannot be determined from acreage alone. Two 40-acre woodlots can have dramatically different species, volume, quality, access, and markets.
What this means on your property
Per-acre rules of thumb hide the variables that create value.
Start with an inventory or cruise, then separate products and species, apply current local market information, and account for logging and sale conditions.
Land value and standing timber value are also different questions.
A practical landowner workflow
- Estimate merchantable volume by species and product.
- Assess quality, defect, terrain, access, and haul distance.
- Use current local stumpage or bid information.
- For a sale or appraisal, hire a qualified local professional.
What to record before acting
- Property and stand boundaries
- Dominant tree species and size classes
- Past harvest or disturbance history
- Regeneration, browse, invasive plants, and tree health
- Roads, trails, streams, wet areas, steep slopes, and access
- Your top two or three ownership goals
When professional forestry help is useful
Bring in a qualified local forester when the decision involves a timber sale, stand prescription, appraisal, tax or conservation program, road or water crossing, significant tree removal, or a condition you cannot confidently diagnose. A good forester can turn your goals and inventory into a site-specific prescription.
